As a private landlord, it is your responsibility to ensure that the electrics and electric appliances are safe within your property – not just before a tenant moves in – but throughout the whole tenancy agreement. You must also ensure that the property has working smoke alarms!
From June 2020, it became a legal requirement for private landlords to have an EICR (Electrical Installation Condition Report) conducted by a qualified and competent person, every five years or on change of tenant, to check whether the wiring and electrics are safe within the property. Failure to do so could mean fines of up to £30,000 and your insurance invalidated.
